A short guide to why the Green Belt designation matters when considering land use and development around Irby.

Why does Green Belt exist?

Green Belt planning policy is intended to keep land permanently open and help prevent unrestricted urban sprawl. Development is controlled, but Green Belt status does not mean that every form of development is automatically prohibited.

What is “grey belt”?

Some Green Belt land can meet the national definition of grey belt. That classification does not itself grant planning permission: the proposal must still satisfy the wider development plan and national planning policy.

Buying land ≠ permission to develop

Land can lawfully be bought and sold regardless of its planning designation. A material change of use, engineering works or other development may still require planning permission.

Residents questioned the Council's response and the effectiveness of enforcement. The Council said enforcement officers did not consider the TSN to have been breached because relevant water connections pre-dated the notice and much of the construction work had already finished.

How the land estimate is calculated

Townshend Avenue: £90,000 advertised guide price. Woodlands Road: nine plots at £25,000–£30,000 each, giving an indicative total land value of £225,000–£270,000. Sandy Lane North: £150,000 advertised guide price. The current accumulative land estimate across all three monitored sites is therefore £465,000–£510,000.

Land Registry context: the larger Woodlands holding, title MS553263, was acquired by its registered proprietors for £86,000 on 22 April 2008. The register also records a transfer of part in 2010. This historical £86,000 figure is context only and is not added to the current cost estimate.
